Blargh. Matthew is going to get to live out in the garage (of the new place, when we move there). I don't know WHY this kid insists on waking up between 6-6:30 am. It's freaking DARK outside! The chickens aren't even up yet! (no, we don't have chickens..)
The inspection went well, although it almost didnt' happen Wednesday evening. We got there, and while we sat parked waiting for our real estate agent and the inspectors to come, the seller pulled into the driveway all casual-like. Everyone else showed up, and we knocked on the door. She had no clue we were going to be there- she had told her agent the day before, that they couldn't do it then, and to reschedule for the following morning at 10 am (which would have been impossible). Their agent apparently couldn't be bothered to inform us of this. Thankfully it all worked out- she called her husband to come get the kids for a bike ride in the park or something, so we could get down to business.
The house is great- I still like it. Which is good, considering it took David and I all of maybe 5-7 minutes walking around it the first time to decide we wanted it. LOL But one thing was glaringly obvious to me Wednesday, as it was the first time we walked in for the Open House- the smell of gas. Sure enough, the guy's gas detector (as I call it) went nuts in the laundry room- beeping loudly. This smell, nobody else seemed to notice but me, until we got down there. So yes, there are 2 leaks in the supply lines for the hot water tank and dryer.
There were 23 items on the list, total, that need to be fixed. However only 4 of them (including the gas leaks) are things we felt they should take care of before they moved out, and we agreed to buy the place:
The exit pipe for the sump pump needs to have an extention pipe added to divert the water at least 3 feet away from the home.
There are wires coming out of the outlet box behind the dryer that need to be enclosed in the box and a cover added.
The utility light in the laundry room is improperly wired into the outlet beside the main panel.
As you can see, maybe the first thing is really the only other major issue, but frankly, the sellers did the improper wiring and such themselves (from what we could tell). I feel the right thing for them to do is fix it. David was an electrician in the Air Force, so I'm sure if he needed to fix them himself, he probably could. But why have him risk his safety, because the old homeowners were lazy and didn't want to bother with a light switch? Or outlets? As for the sump pump, they definately need to take care of that as well!
So we had 5 days to get back to them, and we've already done so. Ball is again in their court, and assuming they take care of all this (they HAVE to take care of the gas leaks), we'll go through the house with the same inspectors days before we move in.
I just want this over with. It's a pain! LOL Exciting, yes. But a pain. Yesterday I got our homeowner's insurance in place, and almost got ripped off by our current isurance agent (where we have our renter's and auto). Had I not called and asked her to run our credit to see that we qualify for a better rate then she quoted us, we would have paid up near $100 more for our policy! >:( That definately ticks me off. I had spoken with another agent for the same company, who w/out taking an real information from me could quote me much less. So I called my agent back was like WTF?! (Oh, HAHA. While calling to get another auto quote while i was at it- hoping maybe I could just find a better deal for home and auto elsewhere- I found out that David got a speeding ticket in August, that he never told me about. That's always nice. LOL)
Ugh.. now to start bothering with utilities. Can somebody just do this for me??
